Why did I Join One Percent Realty?

In 2006, I was Real Estate Board of Greater Vancouver Rookie of the Year regardless of company or brokerage, having sold more properties than hundreds of new agents from all companies in the Board for that year.

 

For a number of years, including for the year 2014, I earned President’s Club membership in the REBGV, which recognizes the top 1% of REALTORs® by volume in the Board.

 

Every year since I’ve been a REALTOR®, I’ve been a member of the Medallion Club, which recognizes the top 10% of members REBGV.  Having now attained Medallion Club membership for the last 9 years, I have now achieved the Master Medallion level.

 

Why have I had this success?

 

The answer is simple – I believe in the concept.  I don’t believe in trying to sell someone something that I wouldn’t buy myself, and I simply wouldn’t be willing to spend so much more on commission than I believe is necessary.  Real estate prices have doubled in the last decade, while most commission rates have not changed at all, resulting in an enormous raise for salespeople, without any requirement for them to do anything more than they were doing before.

My Philosophy 


I’m not a “smoke and mirrors” type of guy.  I believe that I should treat others the way I would want to be treated, and if I were in the shoes of a seller, I would want to hear the honest truth about selling a property.  As I see it, the honest truth is that, as long as he or she is competent, and regardless of company, the agent you choose to sell your property will likely have very little impact on how long it will take to sell your property and how much you will get for it.  This may not be what some would have you believe, though in my experience, it is true.

 

As long as a property is advertised where people are looking, both the amount of time it will take to sell and the sale price it will fetch is dependant entirely upon the property itself and the market conditions at the time.  Today, with the popularity of the internet, buyers have as much access to active listings as agents do. The vast majority of properties in Canada are sold directly off the MLS® system, and the vast majority of buyers continuously look on MLS® for properties, even if they are working with an agent.  Because of this, as long as a property is priced correctly and is advertised well on MLS®, virtually every buyer who is looking for a similar property in a similar price range will see it advertised, and will ask to view it before making a buying decision.  The buyer's decision to buy the property or not rests on whether or not the property fits the buyer's criteria and budget, and generally has nothing to do with whose name is on the sign on the front lawn.  The Buyer will usually not pay less or more for a property depending on the amount of commission the seller has to pay the listing agent.  The buyer likely doesn't care how much commission the seller is paying the buyer's agent; the buyer generally only cares about whether or not the property is right for them.  This is common-sense.

 

Any REALTOR's® job is simple and is as follows:

Accurately price a property.

Make suggestions about how to stage a property for viewing.

Market the property.

Handle consumer and REALTOR® inquiries.

Keep the seller informed about the progress of the listing activity, and suggest changes to marketing as necessary.

Negotiate an offer when it comes in to give the seller the best possible terms.

Assist in the completion and possession process

 

There is no magic involved in selling a property.  There are no tricks.  A REALTOR® cannot pull a buyer out of a hat.  If a property is priced correctly for a given market, and if it is marketed correctly, then qualified buyers will want to view it.  If a property is not priced correctly, or if the market is very slow and there aren't many buyers to go around, the sale can take a long time. These are the facts.  This is why every month, all over the Lower Mainland, listings from all sorts of brokerages come to the end of the listing term and expire, regardless of the amount of commission the listing agent is charging the seller or offering to the buyer’s agent. 

 

The bottom line is this: if your property is priced right in a given market, it will sell, regardless of who your listing agent is.  If your property is not priced right, it probably will not sell, regardless of how much money you're willing to shell out on commissions.
